What was decided

  1. Approved 2.AApproval of the Minutes from the August 18, 2025 Planning Board Meeting Passed 6-0

Read from the agenda's recorded outcomes. Where the board published minutes, those are the record — this is a pointer to them.

What's on this agenda

Three rezonings, all recommended 6-0, and each driven by something specific the current zoning will not allow. One property owner has a tenant who wants to open a salon. Another pair are nearing retirement and preparing to sell to commercial interests. The third wants to divide an upstairs living area into two rental apartments.

The third case is the one worth noting: staff acknowledged the rezoning does not match the land use plan, so the petitioner asked to change the plan instead. The board also marked a member's departure after ten years.

Meeting recap

What happened, drawn from the records published after the meeting. Minutes

On N Main Street the two cases were straightforward and adjoining. At 1517 the owners have a tenant interested in opening a salon and cannot let them under the current classification. At 1513, 0.826 acres, the owners are nearing retirement, have been approached by commercial interests and are preparing to relocate. Both move to corridor commercial conditional zoning, and neither drew opposition or board discussion beyond how the second sits within the existing commercial district.

The Purfoy Road case is a pizza restaurant site, currently a live-work unit under maintenance and upgrades. The owner wants to split the large upstairs living area into two smaller rental apartments, which the corridor commercial district does not permit, so the request moves it to general commercial. Staff were direct that the zoning change is not consistent with the land use plan's neighbourhood commercial classification for the site, and that the petitioner therefore asked to amend the plan to suburban commercial, which staff called compatible with the property's current use and proposed zoning. The board discussed the distinction between vertical mixed use and live-work units and which districts permit each.

All three carried 6-0 and all three were adopted by the commissioners on November 3. The board closed by recognising a member for ten years of service, as chair from January 2016 to December 2021 and as a member from January 2022. The meeting adjourned at 6:15 pm.

How the votes went
