What's on this agenda

Fuquay-Varina's Board of Adjustment gave Christ Church another year on 15 July 2025 to act on the special use permit it won in July 2024 for a place of worship at 8316 and 8320 Lake Wheeler Road. The vote was 5-0 and the meeting lasted fourteen minutes.

The church has not started building. Its representative told the board that materials and labor costs have risen about 40 percent over five years, and that it is separately asking the town board to excuse it from road improvements along Lake Wheeler Road, which would change how much it builds and in what order.

Meeting recap

What happened, drawn from the records published after the meeting. Minutes

The petitioner's case was that the delay is not the church's doing. A physician speaking for Christ Church said the project was planned well before the permit was granted, that costs have climbed roughly 40 percent in five years, and that an iterative back-and-forth with the town over frontage improvements has taken longer than expected. Its civil engineer has reworked the drawings.

Board members spent most of the discussion separating two things. One member asked whether they were extending a variance; staff and the chair corrected that it is a special use permit. Another asked whether the board was being asked to waive the road work, and staff explained that the exemption request is the town board's decision, set for 4 August 2025, and rests on a provision letting the town excuse frontage improvements that exceed 35 percent of site improvement costs. Members also clarified that the 40 percent cost increase describes the construction market and is not an argument for the roadway exemption. Staff said there is no cap on extension requests; the petitioner would simply have to come back. The board called the request reasonable and approved it. Nobody spoke for or against at the hearing.

How the votes went
