What's on this agenda

Fuquay-Varina's Board of Adjustment granted a special use permit on 11 August 2025 for a commercial daycare at 336 South Main Street, next door to an existing daycare at 334. The two buildings will run as one operation with the same owner, split by age group, sharing pickup and drop-off.

The board took each of the four required findings of fact separately, approved all four unanimously, then granted the permit 5-0. Nobody spoke for or against. Three conditions attach: a recorded cross-access easement before occupancy, an amendment if the neighboring use changes, and trash and recycling bins kept out of view from the street.

Meeting recap

What happened, drawn from the records published after the meeting. Minutes

Most of the hearing was the applicant's engineer walking the board through the findings and the site details. He said the daycare adds no new driveways onto South Main Street, uses the existing circulation next door, and needs no new lighting, utilities or service area. Employees will park on the street and two cars in the existing driveway. Existing trees stay and a new street tree goes in along South Main Street.

Board members pressed on traffic. Asked about the children's ages, the engineer said six weeks to twelve years across both buildings, and that drop-off averages about 90 seconds with room for cars to stack and a bypass route. The chair said she had watched the existing pickup and drop-off and found it smooth. Asked whether children would walk between the buildings, he described a sidewalk connecting 334 to the parking at 336, a striped crossing, and pedestrian access to the public right of way from both. The engineer characterized the new facility as a smaller-scale daycare at a maximum 25 percent of the capacity next door, and said converting the property from single family to commercial matches the land use plan for the Main Street corridor.

How the votes went

Every vote was 5-0: the July minutes, each of the four findings of fact taken separately, the special use permit itself, and adjournment. The minutes were approved on 8 December 2025.

From the published minutes.
