Regular meeting Tax rate and revaluation

What was decided

  1. Denied IIAppeals Hearings Both denied; no change in value

Read from the agenda's recorded outcomes. Where the board published minutes, those are the record — this is a pointer to them.

What's on this agenda

Two property tax appeals scheduled before the Board of Equalization and Review, at 1:00 and 1:15 PM at West Campus, both owners expected to attend.

Meeting recap

What happened, drawn from the records published after the meeting. Minutes

Both appeals were denied and both assessments stood. The first was a property on White Cross Road assessed at $477,900, where the owner argued the land was overvalued next to a neighbour's larger parcel at a lower price per acre and asked for $386,800. The county's appraiser compared it with three similarly situated properties on private access off a main road and showed the per-acre difference was ranged pricing and economy of scale rather than an error. The second was a house in Chandler Woods assessed at $1,043,000, where the owner argued neighbourhood median sale prices had fallen through 2024 and asked for $858,300. The county noted the house sold in September 2024 for $1,025,000, a sales ratio of 101.8 percent, within professional guidelines for a revaluation year. The board took two other matters up without deciding either. It discussed whether the county should give appellants copies of its evidence in advance, on the argument that seeing it would help owners understand the recommendation; no decision was reached. The chair also asked about press coverage of the Northside community in Chapel Hill and the 2025 revaluation, and the tax administrator agreed to bring background to a future meeting.

How the votes went

Two motions to accept the county's recommendation of no change, each made by one regular member and seconded by the other, with the chair voting for and nobody against.

From the published minutes.
