What's on this agenda
Orange County's Board of Equalization and Review lists 12 property tax value appeals on its August 27 agenda. One is from ADJA Group LLC; the other 11 are individual property owners contesting the county's revalued assessment of their homes. Owners may appear in person or submit evidence in writing. The board weighs each case against the county's own appraisal before setting a final value for the parcel.

Meeting recap
What happened, drawn from the records published after the meeting. Minutes
The board heard 11 of the 12 scheduled appeals. The twelfth, from ADJA Group LLC, does not appear in the minutes' record of the day's hearings. All 11 heard appeals were decided the same day, with none continued. Owners raised issues with home condition, square footage or bedroom counts, land access and flood risk. One, on a vacant lot, argued the land could not be built on at all. County appraisers had visited every property beforehand and proposed revised values, which the board adopted in ten cases. In the eleventh, the board set its own value below the county's recommendation after the owner appeared with an independent appraisal. That owner was the only one of the eleven to attend in person; the rest appealed in writing.
Combined, the 11 properties' assessed value fell from about $6.95 million to $6.47 million, a drop of $480,800, though one property's value rose. That property rose from $776,500 to $830,700. A site visit had found more square footage and a higher construction grade than the record showed. Every vote was 3-0. The three regular board members were present for the whole session; the four alternates were not.
How the votes went
All 11 decided appeals passed 3-0. Ten adopted the county's revised value; on the eleventh, the board voted for a value below the county's recommendation instead.
