What's on this agenda
Orange County's Board of Equalization and Review is scheduled to hear 14 property tax appeals from the 2025 countywide revaluation. Thirteen come from individual homeowners; one, at 220 James Street, comes from a business, Engelhardt Ventures LLC.
Each appellant presents evidence for a lower value — a comparable sale, an independent appraisal, or documentation of the property's condition — and a county appraiser lays out the basis for the current assessment. The board then sets a final value for each parcel by vote.

Meeting recap
What happened, drawn from the records published after the meeting. Minutes
The three seated board members — Chair Leon Meyers, Saru Salvi and Richal Vanhook — heard all 14 scheduled appeals in one session, from 1 p.m. to just after 3:20 p.m., and voted unanimously on every one. Two appellants attended in person; the other twelve, including the one appeal filed by a business, were decided on the written record alone. Comparable sales were the most common evidence, cited in nine of the fourteen cases; four appeals also pointed to the property's condition, and two rested on an independent appraisal.
The board reduced eleven of the fourteen assessments and left three unchanged, finding in one of those that the appellant had not submitted sufficient evidence for a lower value. Combined, the fourteen assessments fell from $8,453,200 to $8,030,300, a reduction of $422,900. Among the eleven reductions, the changes ranged from $4,000 to $100,100, with a median of $22,000.
How the votes went
Chair Leon Meyers, Saru Salvi and Richal Vanhook cast every vote; the board's six alternates did not attend. All 14 motions passed unanimously, 3-0: 11 to reduce an assessed value and 3 to accept the county's value unchanged.
